I have noticed that for many Zimbabweans in the diaspora, buying property back home is the first major investment they seriously consider. There is something about owning land in Zimbabwe that feels different from other investments — it is tangible, it connects you to home, and it holds value in ways that cash accounts do not.

The process of buying property from overseas is more structured now than it was even three years ago. The deeds office has digitised many of its records. Conveyancing lawyers are used to working with diaspora clients. Electronic signatures are legally recognised. What used to take months of back-and-forth can now be done in six to ten weeks if you work with the right people.

The costs are similar to what they have always been — roughly 10 percent of the purchase price when you add up transfer duty, legal fees, and agent commission. But the real questions I hear are about how to find a good property without being there, how to know the title is clean, and how to manage the property once you own it. Let me walk through each step.

Step 1: Find the Property Facebook Marketplace, Property24 Zimbabwe, and local estate agents are the main channels. Join diaspora WhatsApp groups — a lot of properties are sold through word of mouth before they hit the open market.

If you are looking for rental income, focus on suburbs with high demand from corporate tenants: Borrowdale, Mount Pleasant, Glen Lorne, and Vainona in Harare. In Bulawayo, look at Hillside and Burnside.

Step 2: Engage a Lawyer You need a Zimbabwean conveyancing lawyer. Ask for recommendations in diaspora groups or use the Law Society of Zimbabwe directory. Your lawyer will:

Conduct a title deed search at the deeds office
Verify the seller's identity and ownership
Check for any caveats, bonds, or disputes on the property
Draft the sale agreement
Handle the transfer registration

Legal fees are typically 2 to 3 percent of the purchase price. Get a quote upfront.

Step 3: Due Diligence Your lawyer checks three things:

The title deed is clean and registered to the seller
There are no outstanding rates or taxes on the property
The property has planning permission for its current use

This takes one to two weeks. Do not skip it. I know someone who bought a property only to find the city council had a demolition order on it.

Step 4: Sign the Agreement You can sign the sale agreement remotely. Most lawyers accept electronic signatures via Docusign or HelloSign. The agreement specifies the purchase price, deposit (usually 10 to 30 percent), and completion date.

Step 5: Pay the Deposit This is where it gets tricky. International bank transfers to Zimbabwe can take three to five days and cost USD 30 to USD 50 in fees. Some people use diaspora remittance services like WorldRemit or Mukuru, but local lawyers prefer bank transfers for property transactions.

Step 6: Transfer and Registration Once the full payment is made, your lawyer lodges the transfer at the deeds office. Registration takes two to four weeks. You will receive a copy of the registered title deed. Hold onto this — you will need it for tax purposes and when you sell.

Costs Breakdown On a USD 100,000 property, expect to pay:

Transfer duty: 3 percent (USD 3,000)
Legal fees: 2.5 percent (USD 2,500)
Estate agent commission: 2.5 percent (USD 2,500)
VAT on legal fees: 15.5 percent (USD 387.50)
Total closing costs: approximately USD 11,375

Rental Yields Harare residential properties yield 6 to 12 percent annually in USD terms. Commercial properties yield higher but have more vacancy risk. Short-term rentals (Airbnb) in popular areas can yield 15 to 20 percent but require active management.

Tax Implications for Diaspora Owners If you rent out the property, you must register for rental income tax with ZIMRA. For commercial and business premises, a presumptive rental income tax applies from 1 January 2026: 15 percent of gross rent, a final tax with no deductions (Public Notice 08 of 2026). Residential rentals are excluded and follow the normal income tax rules. Non-resident landlords must appoint a resident representative in Zimbabwe.

When you sell, capital gains tax is 20 percent on the profit. However, exemptions exist in limited circumstances, such as the principal-residence relief, so confirm whether you qualify with a tax consultant Talk to a tax consultant.

Financing Options Zimbabwean banks offer mortgage facilities to diaspora buyers, but local-currency interest rates have been high in recent years. Most diaspora buyers pay cash because financing costs eat into the returns.

Some sellers offer vendor financing where you pay in instalments over 6 to 12 months. This is common in the diaspora market because both parties understand the need for trust-based arrangements.

Final Advice Buy in a good location. Do your due diligence. Use a reputable lawyer. Do not rush — the right property will still be available next month. The Zimbabwe property market does not move as fast as London or Johannesburg, but the opportunities for diaspora investors are real and growing.
